The Process

 

  1. Communicate with Owner and learn their expectations of the proposed project

  2. Review prints, converse with architects/engineers, obtain qualified subcontractor's bids, and create a preliminary estimate for the owner.

  3. Closely review subcontractor proposals for conformance to scope, schedules, quality and budget.

  4. Consider value engineering for cost reductions, if needed, to bring the project within budget.

  5. Submit an updated estimate to the Owner, revealing any changes to the scope.

  6. Assist owner with approvals and permits

  7. Award subcontracts to the selected trade contractors

  8. Identify long lead purchase items.

  9. Coordinate the submittal process and prepare a project schedule.

  10. Provide and prepare the project supervisor of all pertinent information, prints, and necessary documentation.

  11. Throughout construction - hold progress meetings, review work development, schedules, material deliveries, testing and/or inspection reports, and to respond to any Requsts for Informatio (RFI)

  12. Process subcontractor payment applications, examine material invoices, and examine labor costs.

  13. Create, submit, and monitor the project punch list to preserve the completion as scheduled.

  14. Obtain necessary inspections and approvals that preclude the final use and occupancy permits.

  15. Submit all warranties, guarantees, operation and maintenance manuals, and any other close-out documents. Schedule instructional meetings with Owner and subcontractor as required.
